Ok, you have made the decision that you will be moving – so let’s go through
the steps and review what will be necessary for you to reach your goals.

You should interview an agent that has the experience, excitement and
enthusiasm to get your home sold. After choosing your agent and reviewing
all the comparable sales in the neighborhood, you should list your home
based on your agent’s recommendation. If you start out with too high a price
on your home, you may have just added to your stress level. Selling your home
is stressful enough. There will be a lot of “behind the scenes” action taking place
that you don’t know about.

It is your agent’s job as the listing agent to promote your home locally, nationally
and internationally if they are connected with proper organizations and have
access to multiple listing service and relocating buyers. A listing agent does not
usually attempt to sell your home. Her main job is to make sure it is exposed
and marketed to all other agents, qualified prospects and qualified relocating
buyers.Listing agents market and promote your home to the thousands of other
local agents who do work with homebuyers, dramatically increasing your
personal sales force. During the first two to six weeks your home should be filled
with activity with buyer’s agents coming to preview your home so they can sell it
to their clients. Most of these agents will not preview the home if the price is too high.

If you and your agent have overpriced your home, fewer agents will preview your
home. After all, they are Realtors, and it is their job to know local market conditions
and market value of properties and homes that are currently on the market. If your
house is dramatically above market, why waste their and your time? Their time is
better spent previewing homes that are priced right and seller is realistic.

The next step is to depersonalize and remove clutter from your home. Your
countertops should have very minimal amount of “STUFF” on them. You should
organize your closets, organize under counter space, organize furnishings and
“STAGE” your home to show like a model home so the buyer can see themselves
moving in.

All repairs should be made, the home should have a curb appeal, it should
have warm welcoming mat in front of the door, clean gutters, and a fresh looking
exterior. Landscaping should have fresh pine straw, bushes trimmed and lawn
mowed. The interior should smell clean when you walk in; eliminate all pet or
other odors. Fresh scent and a cozy atmosphere should be created. Carpets
should be cleaned, paint touched up. YOU ARE NOW READY!
