Sellers Most Common Misconceptions….

Being a Realtor for 33 years I think I have now heard all the objections
possible and I understand where some sellers are coming from.

1. I’m going to try to sell it myself !
We always encourage you to do that if you think you can, however,
there are over 1,300,000 real estate professionals who have listings
and they market them daily – if it takes them on the average 120+
days, what makes you think you can sell the home yourself quickly
without having the network of agents that already have BUYERS they
are working with?

2. I have to find a home to move into before I will decide to sell.
That sounds great – but do you think the seller of the home you find
will be willing to wait for you to sell your home and take their home
off the market waiting for you – Most likely they will NOT.

3. The other agent is willing to list for ___% so I want you
to do so as well.

Sometimes you get what you pay for. There are agents out there
that may not even bring their qualified buyer into your home if your
commission to the selling agent is LESS than other properties.
It’s a great idea to pay a higher commission to make sure that your
listing is shown ahead of all the others. Besides, you have to compare
what you get for the commission. Is your agent advertising locally,
nationally, internationally? Do they work the listing or just place it
into Multiple Listing and wait for another agent to sell it? Do they use
UNIQUE approach to promote your listing… not all agents are the same.

4. We’re not ready to buy at this time, we’re just looking
With prices of gas being over $4 in most areas of the country do you
think your agent is in the business of “TAXI service”? They are only
interested in working with buyers that are ready, willing and able to
purchase. If you are just looking – help yourself on the computer all
day long and look at virtual tours – you will be amazed how many great
properties you will find.

5. We aren’t in a hurry!
If you are not in a hurry – then take your time – don’t let anyone push
you into doing something you’re not ready to do but agents today want
buyers that have made a decision to buy and are ready, willing and able.
