Today’s Market – 2010 in Real Estate buying & selling.

Trying to concentrate on deals that are more “under the radar”, working with buyers
who are International Buyers with CASH coming into the U.S. and working with empty
nesters who sold their property and have money available to purchase all those great
buys is what my focus has been last quarter of 2009 and will be much more focused
on in 2010.

Appraisals are huge on properties when seller’s are unrealistic. No matter how hard
you work to get a buyer “under contract” if the property does not appraise, you are
back to square one and that happened to me at least 6 times since 2001 and I only
take listings now that are priced according to comparables and are in line with other
properties in the area.

I’ve said in the past that I would not work on short sales, however, I find that I have
now buyers interested in buying these, therefore, I am working with investors and
with sellers whom we are able to help.

We have now checklists and procedures in place that make the process of short sales
smooth for everyone, the seller, selling agents, our investors and prospects.
We are also working with banks, lenders and vendors who have great opportunities
for our investors.

We have websites that share information about performing and non-performing loans
our investors can benefit from.
